This prevents emotional decision-making and protects capital.


Property Type

Our focus remains narrow:

  • Three-family residential properties
  • Select 2–6 unit small multifamily assets
  • Located in Connecticut markets we actively operate in

If a property falls outside this scope, it does not advance.


Financial Requirements

A property must perform under conservative assumptions—not optimistic projections.

Our baseline evaluation includes:

  • Debt Service Coverage Ratio (DSCR) meeting internal minimum thresholds
  • Loan-to-Value (LTV) within conservative limits
  • Cash flow supported by in-place rents
  • Realistic operating expense assumptions
  • Adequate reserve allocation post-closing

We do not rely on speculative rent growth to justify pricing.


Pricing Discipline

The purchase price must be supported by:

  • Current rent roll
  • Verified expense history
  • Comparable sales data
  • Market rent validation

If the numbers only work under aggressive assumptions, the property does not qualify.


Physical Condition

We prioritize assets with:

  • Structurally sound foundations and roofing
  • Functional mechanical systems
  • No deferred maintenance that threatens capital stability
  • Improvements that are manageable, not transformative

We are not pursuing heavy redevelopment or complex repositioning for our initial acquisition.

Each opportunity is reviewed for:

  • Tenant demand consistency
  • Neighborhood stability
  • Employment base strength
  • Long-term rental viability

We favor durable markets over rapid-growth speculation.


What Disqualifies a Deal

A property does not move forward if:

  • It requires aggressive leverage
  • Cash flow depends on immediate rent increases
  • Structural or environmental risks are unclear
  • Seller expectations are not supported by performance

Passing on marginal deals is part of the discipline.
