Algonquian Real Estate evaluates submitted opportunities based on the property, location, existing or potential income, condition, price, financing requirements, ownership circumstances, risk, and the viability of an appropriate acquisition strategy.
A submission does not need to be a professionally prepared offering memorandum. Property owners, brokers, wholesalers, attorneys, estate representatives, referral partners, and other authorized parties may begin with the information currently available.
If certain information is unavailable, submit what you know and clearly identify any estimates or unknown items.

What makes a useful acquisition submission?
Algonquian Real Estate reviews opportunities against published acquisition criteria and available underwriting information. A clear submission allows the acquisition team to determine whether deeper review is warranted.
Identify the Asset
Provide the complete property address, property type, unit count, occupancy information, and any known physical details.
Share Financials
Include asking price, current rents, expenses, taxes, utilities, occupancy, and other operating information when available.
Describe the Property
Note known repairs, deferred maintenance, recent improvements, major systems, vacancies, or other material property conditions.
Explain the Opportunity
Share the desired timing, transaction circumstances, known constraints, and anything else that may affect the opportunity.

A submission may be accepted for further review, placed into follow-up, or declined. Material transaction decisions remain subject to human review and appropriate professional review.
