Private Capital Relationships

A Debt Relationship Built Around a Specific Real Estate Transaction

A private lender generally provides debt capital for an approved real estate transaction under negotiated loan terms. Unlike an equity partner, a private lender does not ordinarily participate in ownership merely because financing is provided. The specific rights, collateral, repayment terms, maturity, guarantees, and remedies are established in the applicable transaction documents.

01 • Capital

Defined Loan Amount

Financing is evaluated against the property, acquisition price, project scope, available collateral, borrower contribution, and total sources and uses.

02 • Terms

Written Repayment Structure

Interest, payment structure, maturity, collateral, extension rights, prepayment provisions, default provisions, and other material terms are documented before funding.

03 • Closing

Professional Documentation

Transactions move through appropriate legal, title, insurance, recording, and closing procedures based on the financing structure and property involved.

Lender Review

What a Lender Can Expect to Review

Lending Principles

What Algonquian Real Estate Prioritizes

The objective is to build repeatable financing relationships around transparent underwriting and defensible transactions—not to force a property into a financing structure that does not support repayment.

Clear Collateral

A clearly identified property and financing purpose.

Conservative Analysis

Underwriting based on documented assumptions rather than optimistic projections.

Defined Repayment

An identifiable source of repayment, refinance, sale, or operating cash flow.

Professional Closing

Appropriate legal, title, insurance, recording, and transaction documentation.

Important Information

Transaction-Specific Review Required

Information on this page is general and does not constitute an offer of securities, a solicitation to invest, a commitment to borrow, a commitment to lend, or a guarantee of any return or repayment. Every financing relationship is subject to property-specific underwriting, mutually acceptable terms, due diligence, documentation, applicable law, and professional review. Prospective lenders should conduct their own independent evaluation and consult their own legal, tax, accounting, and financial professionals as appropriate.
