ARE provides structured property observations and documentation so the owner receives useful information instead of relying on assumptions, delayed reports, or an issue becoming obvious only after it has grown.

A Visual Review Without Entering the Property
A scheduled exterior visit can document visible property condition, entry areas, yard conditions, storm-related issues, apparent damage, debris, vandalism indicators, and other visible exterior concerns.
Authorized Access to Accessible Interior Areas
When the owner provides documented authority and access instructions, ARE may enter approved areas to document visible interior conditions and apparent issues.
After a Storm or Other Property Event
Owners may request an additional visit after severe weather, prolonged vacancy, reported maintenance issues, vendor work, or another event that creates a reason to check the property.

• Check-in fee due when the appointment is confirmed.
• Recurring service may be billed monthly in advance or according to the written stewardship agreement.
• Contractor, landscaping, cleaning, hauling, locksmith, material, permit, repair, professional, and emergency-response costs are separate unless expressly included.
• No-charge rescheduling is recommended with at least 24 hours’ notice.
• A late cancellation charge of up to 50% of the scheduled visit fee is recommended for less than 24 hours’ notice.
• If ARE arrives but authorized access is unavailable, the scheduled visit charge may remain due.
• Properties outside the standard service area may require a separately disclosed travel or mileage charge.
• Owner authorization is required before ARE incurs third-party repair or service costs unless a separate written agreement states otherwise.

ARE stewardship services do not constitute legal advice, fiduciary decision-making, guardianship, caregiving, insurance adjustment, licensed inspection, appraisal, engineering, environmental review, security services, or guaranteed prevention of loss. Specialized work should be performed by appropriately qualified professionals where required.
