Authorized Interior Check-Ins

Need Someone to Enter the Property, Look Around, and Report Back While You Are Away?

Authorized Interior Check-Ins provide scheduled, permission-based access to designated interior areas so Algonquian Real Estate can document readily observable conditions and provide the property owner or authorized decision-maker with a clear record of what was observed.

Why Owners Request This Service

Sometimes Looking at the Outside Is Not Enough.

A property may appear unchanged from the street while something inside deserves attention. An owner who is traveling, lives out of state, inherited a vacant property, recently moved, or is managing a transition may need someone with permission to enter designated areas and provide basic visual documentation.

Interior Check-In in Practice

Confirm authorization → enter approved areas → observe readily visible conditions → document what was seen → identify items that appear to need attention → report back to the authorized contact.

Common Situations

When Might an Authorized Interior Check-In Make Sense?

The service is designed for owners who need documented interior visibility without requesting a professional inspection or full property-management service.

Vacant Property

“The Property Is Empty and I Want Someone to Look Inside.”

An interior check-in can help document readily visible conditions while a property is vacant, awaiting sale, between occupants, undergoing transition, or temporarily unused.

Out-of-Area Owner

“I Can’t Get to the Property Myself.”

Owners who live elsewhere may use authorized interior check-ins to obtain basic visual documentation without traveling to the property for every routine observation.

Inherited Property

“We Inherited the Property and Need to Know What It Looks Like Inside.”

Where properly authorized, ARE can document basic interior conditions while estate, probate, ownership, fiduciary, and legal matters remain with the appropriate parties and professionals.

Property Transition

“We Moved Out, but the Property Is Still in Transition.”

Check-ins can help maintain interior visibility while clean-out, repairs, sale preparation, vendor work, occupancy changes, or another transition is still underway.

Possible Observation Scope

What Can Be Visually Checked Inside the Property?

The exact areas and observations should be defined before entry. ARE documents readily observable conditions only and does not perform destructive testing, technical diagnosis, code evaluation, or concealed-condition investigation.

Rooms

General Interior

Readily visible conditions in authorized living areas, bedrooms, hallways, kitchens, bathrooms, and other accessible spaces within the agreed scope.

Water

Visible Moisture Concerns

Note readily visible standing water, apparent staining, active dripping, or other obvious moisture-related observations without diagnosing cause or extent.

Condition

Visible Damage

Document obvious accessible damage, debris, broken materials, disturbed areas, or other visible changes that appear relevant to the owner.

Documentation

Photos & Notes

Create a dated record of agreed interior areas and readily observable conditions for the authorized recipient.

Access Authorization

No Interior Entry Without Clear Authority.

Interior access should be based on documented permission from the property owner or another person with legally sufficient authority to authorize entry.

Authority

Who Can Authorize Entry?

The owner or another appropriately authorized party must have sufficient authority over the property to grant the requested access.

Access

How Will ARE Enter?

Keys, lockboxes, access codes, appointment procedures, entry limitations, alarm instructions, and access-return procedures should be established before the visit.

Occupancy

What If Someone Occupies the Property?

Tenant, occupant, lease, notice, consent, privacy, and access rights must be respected. Authorization from an owner does not automatically eliminate other applicable access requirements.

Important Service Distinction

An Interior Check-In Is Not a Home Inspection.

ARE can report what is readily visible during an authorized visit. Determining whether a system, structure, environmental condition, installation, or component is safe, compliant, defective, damaged, or functioning properly may require an appropriately qualified professional.

ARE Can Document

Readily Observable Conditions

Accessible rooms • apparent visible damage • readily visible moisture • debris • obvious changes • designated doors and windows • photographs • visit notes • owner follow-up items

Qualified Professionals Determine

Technical Conditions

Structural integrity • electrical condition • plumbing diagnosis • HVAC performance • mold or environmental conditions • code compliance • engineering issues • safety certification • professional inspection findings

After the Visit

Receive an Organized Record of What Was Observed.

The purpose of the check-in is not simply to enter the property. It is to create useful property visibility for the authorized owner or decision-maker.

Visit

Date & Access

Record the scheduled visit and areas accessed within the approved scope.

Photos

Visual Record

Photographs of approved areas can document readily visible conditions at the time of the visit.

Notes

Observation Summary

Provide concise notes describing relevant readily observable conditions within the service scope.

Follow-Up

Items for Attention

Flag visible concerns that appear to warrant owner review or referral to an appropriate provider.

How It Works

Clear Authorization Before Entry. Clear Documentation Afterward.

01

Request the Visit

Provide the property, reason for the visit, occupancy status, and desired areas of observation.

02

Confirm Authority

Document appropriate authorization, access method, restrictions, contact procedures, and visit scope.

03

Complete the Check-In

Enter authorized areas, observe readily visible conditions, and create agreed documentation.

04

Receive the Report

Review photographs, notes, and identified follow-up items and decide whether further action is appropriate.

Request → Authorization → Access → Observation → Documentation → Owner Follow-Up

Access, price, payment timing, scheduling, cancellation or rescheduling, travel, scope changes, authorization, third-party costs, and material exclusions should be documented where applicable.

Service Boundaries

A Scheduled Interior Observation Is Limited to What Can Reasonably Be Seen During the Authorized Visit.

Authorized Interior Check-Ins are limited property-observation and documentation services. They are not professional home inspections, engineering evaluations, code inspections, environmental assessments, security services, emergency monitoring, appraisals, insurance inspections, or guarantees that every defect, hazard, leak, unauthorized entry, system failure, loss, or other condition will be identified.

Algonquian Real Estate does not represent itself as an attorney, fiduciary, caregiver, conservator, home inspector, engineer, contractor, environmental professional, security provider, appraiser, insurance professional, or licensed property manager unless separately documented and legally applicable.

If a condition appears to require specialized evaluation or immediate attention, the owner or authorized party should engage the appropriate qualified professional, emergency service, utility, insurer, contractor, or other responsible provider.

Authorized Access • Interior Visibility • Documented Check-In

You May Be Away From the Property. You Don’t Have to Be Completely in the Dark About What’s Inside.

Tell us why the property needs an interior check, who can authorize access, and what areas you want documented. ARE can determine whether an Authorized Interior Check-In fits the situation and establish an appropriate scope.

Interior access must be properly authorized. Service scope, access rights, occupancy considerations, pricing, scheduling, documentation, limitations, and responsibilities should be established before entry. Authorized Interior Check-Ins are limited visual-observation services and do not replace professional inspection, engineering, environmental, legal, insurance, security, contractor, property-management, or other qualified professional services where applicable.
