What ARE Needs

A Deal Is Easier to Review When the Submission Is Complete.

Wholesalers do not need to prepare an institutional investment memorandum before contacting ARE, but the submission should contain enough information to determine whether the opportunity is real, whether the submitter has a legitimate transaction position, and whether the property deserves deeper underwriting.

Incomplete information may still be reviewed, but missing contract status, unclear assignment rights, unexplained pricing, or unsupported property assumptions can prevent a transaction from advancing.

Property

Tell Us What the Asset Is

Provide the property address, type, unit count, occupancy, known rents, known condition, repair information, taxes, utilities, and other relevant property facts.

Transaction

Explain Your Position

Identify whether the property is under contract, whether assignment is permitted, the material deadlines, seller expectations, and the basis on which you are presenting the opportunity.

Economics

Show the Actual Deal Structure

ARE should be able to understand the underlying seller price, proposed assignment or transaction economics, requested buyer price, expected closing timeline, and major assumptions.

Preferred Opportunities

What Kinds of Wholesaler Deals Are Most Relevant to ARE?

Residential

1–4 Units

Single-family and small residential opportunities where pricing and condition fit the strategy.

Multifamily

2–4 Family

Two-family, three-family, and similar income-producing properties are a core review priority.

Condition

Distressed / Vacant

Deferred-maintenance and vacant properties may fit when the repair scope and acquisition basis are defensible.

Operations

Under-Managed

Rental properties with identifiable operational improvement potential may warrant deeper review.

Primary Connecticut focus: Waterbury, Hartford, New Haven, Middlesex County, and justified nearby markets. A property outside these areas may still be considered when the transaction presents a strong enough strategic and financial fit.
Contract & Authority

ARE Needs to Know You Have the Right to Present the Deal.

A wholesaler submission should clearly identify the submitter’s transaction position and the documented basis for offering an assignment, contract interest, or other lawful transaction opportunity.

Useful Documentation

Transaction Status

✓ Contract status
✓ Executed contract where appropriate
✓ Assignment provisions
✓ Closing deadline
✓ Inspection or diligence deadlines
✓ Seller-authorized access information
✓ Known title or transactional issues
✓ Material contingencies
Before You Submit

Know What You Are Authorized to Do

• Do not represent ownership you do not hold.
• Do not represent assignment rights that are not supported by the contract.
• Do not represent seller approval that has not been obtained.
• Do not present another party’s confidential information without proper authority.
• Do not present estimated values or repair figures as verified facts.
Contract enforceability, assignment rights, licensing requirements, marketing rights, disclosures, brokerage issues, and other wholesaling requirements depend on the applicable facts and law. Appropriate legal review should be obtained where necessary.
Pricing Transparency

Do Not Make ARE Reverse-Engineer the Deal.

Clear transaction economics allow ARE to underwrite the property faster and determine whether there is enough room in the deal to justify continued review.

Seller Side

Underlying Contract Price

Identify the actual contract or seller-side pricing relevant to the opportunity where disclosure is authorized and appropriate.

Wholesaler Side

Assignment / Transaction Economics

Clearly identify the assignment amount, spread, or other transaction economics so ARE understands the proposed structure.

Buyer Side

Requested Acquisition Basis

ARE must be able to identify the total proposed buyer-side acquisition basis before determining whether the opportunity fits its underwriting.

The deal appears to justify deeper underwriting or diligence.

Clarify

Request More Information

ARE needs property, contract, pricing, access, or documentation clarification.

Revise

Economics Need Work

Pricing or structure may require revision before the deal becomes viable.

Decline

Does Not Fit

The opportunity does not meet current acquisition, risk, or transaction requirements.

Make Review Easier

If You Want a Faster Answer, Send Better Information.

Do

Send Source Information

Send actual leases, rent rolls, seller documents, photos, tax records, contractor information, or other records when available rather than only summarized numbers.

Do

Label Estimates Honestly

If ARV, repair cost, rent, or another number is an estimate, identify it as an estimate and provide the basis when available.

Do

Flag Problems Up Front

Known title, tenant, access, code, condition, seller, financing, contract, or deadline issues should be disclosed early so ARE can evaluate the real transaction.

Submit Your Opportunity

Send the Deal Into ARE’s Acquisition Intake

Submit the property and transaction information currently available. Clearly identify yourself as the wholesaler or transaction submitter and explain your contract status, proposed structure, price, and relevant deadlines.

What happens after submission

Algonquian Real Estate reviews the submitted information, supporting records, duplicate indicators and acquisition fit. A submission may be accepted for further review, placed into follow-up, or declined. Material transaction decisions remain subject to human review and appropriate professional review.

Submitting a wholesaler opportunity does not constitute acceptance of an assignment, agreement to purchase, approval of an assignment fee, confirmation of contract validity, confirmation of market value, or obligation by ARE to proceed. Additional documentation may be requested before review can continue.

ARE • Wholesaler Submissions

Have a Real Deal? Send the Property, the Contract Status, and the Numbers.

If the opportunity fits ARE’s Connecticut acquisition strategy and can withstand disciplined underwriting, submit it for review with the most complete property and transaction information available.

Algonquian Real Estate reviews wholesaler-submitted opportunities for potential acquisition only. Submission does not confirm the validity, assignability, enforceability, ownership status, seller authorization, legal compliance, market value, repair estimate, assignment fee, or other transaction representation made by the submitter. ARE is not acting as the wholesaler’s attorney, broker, fiduciary, or legal adviser by reviewing a submission. Any proposed acquisition remains subject to property-specific underwriting, documentation, due diligence, title, inspection, financing, insurance, legal and professional review, human approval, mutually acceptable terms, and closing requirements.
