1. Asset Criteria

We review opportunities that meet the following baseline profile:

  • Highly distressed legal/title situations without a defined resolution path

2. Required Submission Information

Incomplete submissions delay review.

Please include:

  • Property address
  • Unit count and configuration
  • Asking price
  • Current rent roll
  • Trailing 12-month income & expense summary (if available)
  • Utility breakdown (owner vs. tenant paid)
  • Recent capital improvements
  • Current occupancy status
  • Offering memorandum (if available)

For subject-to inquiries (if applicable), also include:

  • Current mortgage balance (if known)
  • Interest rate
  • Monthly PITI
  • Insurance and tax estimates

3. Review Process

Our review typically follows this sequence:

  1. Initial screening against acquisition criteria
