Target Asset Profile
- Three-family residential properties
- Small multifamily (generally 3–8 units)
- Connecticut markets where we actively operate
- Stabilized or near-stabilized occupancy
- Income-producing residential assets

Underwriting Thresholds
- Minimum DSCR: 1.20x (conservative underwriting)
- Maximum LTV: 75%
- Realistic operating expense assumptions
- Adequate capital and maintenance reserves
Transactions Not Pursued
- Ground-up development
- Large commercial or mixed-use projects
- Short-term flips or speculative repositioning
- Highly complex or over-leveraged transactions

- Property address
- Unit count
- Asking price
- Current rent roll
- T-12 or operating history (if available)
- Photos or offering memorandum
