Target Asset Profile

  • Three-family residential properties
  • Small multifamily (generally 3–8 units)
  • Connecticut markets where we actively operate
  • Stabilized or near-stabilized occupancy
  • Income-producing residential assets

Underwriting Thresholds

  • Minimum DSCR: 1.20x (conservative underwriting)
  • Maximum LTV: 75%
  • Realistic operating expense assumptions
  • Adequate capital and maintenance reserves

Transactions Not Pursued

  • Ground-up development
  • Large commercial or mixed-use projects
  • Short-term flips or speculative repositioning
  • Highly complex or over-leveraged transactions

Submission Requirements

  • Property address
  • Unit count
  • Asking price
  • Current rent roll
  • T-12 or operating history (if available)
  • Photos or offering memorandum
