Asset Criteria

Property Type

  • Three-family residential (primary focus)
  • 2–6 unit small multifamily
  • Residential use only

Geographic Focus

  • Connecticut markets
  • Areas with stable rental demand

Investment Profile

  • Cash-flow viable at in-place or conservative underwriting rents
  • Clean title and clear ownership
  • Conventional or structured transaction feasibility

What We Do Not Pursue

  • Ground-up development
  • Heavy speculative repositioning
  • Commercial or mixed-use outside small residential
  • Highly distressed legal/title situations without defined resolution

Required Submission Information

Incomplete submissions delay review. Please include:

  • Property address
  • Unit count and configuration
  • Asking price
  • Current rent roll
  • Trailing 12-month income & expense summary (if available)
  • Utility breakdown (owner vs tenant paid)
  • Recent capital improvements
  • Occupancy status
  • Offering memorandum (if available)

For structured subject-to consideration (if applicable):

  • Current mortgage balance (if known)
  • Interest rate
  • Monthly PITI
  • Insurance and tax amounts

Review Process
